How much should a 360° virtual tour cost for a large house or villa?

There is no completely accurate answer based on floor area alone.

We recently completed a 360° virtual tour for a property in Blizikuće, Montenegro: a 295 m² house with four levels, outdoor areas, terraces, a swimming pool and 47 viewpoints.

The finished project gives us a useful real-world example of what goes into producing a larger virtual tour — and why a project like this would cost approximately €299.

The project: 295 m² and 47 viewpoints

This particular project included much more than the interior of the house.

The tour covers four levels of the property, as well as terraces, exterior areas around the house and the swimming pool zone.

That is one of the reasons the final tour required 47 separate viewpoints.

A visitor can move through the house and continue outside rather than reaching the front door and suddenly ending the virtual experience.

For a villa or larger residential property, the surrounding area can be an important part of the presentation. A pool, terraces, views, access paths and outdoor living areas may influence the buying decision almost as much as the interior.

How many viewpoints does a property need?

This is one of the hardest things to calculate before seeing the property.

Floor area gives us some indication of the scale, but it does not tell us how many panoramas will actually be required.

A small empty bedroom may need only one viewpoint in the centre.

Add a large bed, wardrobes, several corners, a terrace entrance and an important view from the window, and the same room may need several viewpoints to make the virtual movement feel natural.

In some larger or more complicated spaces, even a single room can require five, six or seven viewpoints.

There are several reasons to add another position:

A large garden, pool area, terrace or access route may require several viewpoints even though these spaces are not included in the internal floor area of the house.

This is why we use the number of viewpoints as an indication of project complexity rather than a fixed price-per-viewpoint formula.

How long did the shooting take?

The actual shooting of this property took around one hour.

That was possible because the house was very well prepared.

The staging was excellent, the rooms were clean and ready, and there was no need to spend time moving furniture or preparing individual spaces before every shot.

Good preparation can make a significant difference to production time.

Lighting conditions were also relatively good throughout the property. This reduced the amount of corrective work required later.

What happens after the shoot?

The hour spent at the property is only one part of the production process.

Other properties can be more demanding. Mixed warm and cool lighting, very dark interiors, strong sunlight through windows or large differences between rooms can substantially increase post-production time.

How large is a 360° virtual tour?

360° panoramas contain considerably more image information than normal property photographs.

File size does not increase in a perfectly linear way because optimisation and the content of individual panoramas vary, but larger tours can quickly become substantial web projects.

That makes image optimisation important. The objective is to retain enough detail for the panorama to look good while keeping loading times reasonable on both desktop and mobile connections.

For a project similar to this Blizikuće property, our estimated price would be approximately €299.

That price reflects the complete production rather than simply multiplying the floor area or number of viewpoints by a fixed rate.

For larger houses, villas, hotels and more complicated spaces, it makes more sense to estimate the actual production requirements.

We normally look at several factors together:

Can you calculate the exact number of viewpoints before the shoot?

Not always. Floor plans and photographs can provide a useful estimate, but the final number often becomes clear after walking through the property and seeing the furniture, room geometry, views and connections between different spaces.

Does a larger property always need more viewpoints?

No. A large open and relatively empty space may require fewer viewpoints than a smaller property with complex rooms, furniture, corridors and several areas that need to be shown separately.

Do you charge per viewpoint?

Viewpoint count is one factor used to understand the scale of a project, but it is not the only basis for pricing. Property layout, lighting, outdoor areas, post-production requirements and overall complexity also matter.

Does the tour include outdoor areas?

Yes. Terraces, gardens, swimming pools, entrances and other exterior areas can be included when they are relevant to the presentation of the property.

Can the exterior be made into a separate tour?

Yes. For larger properties it can make sense to create separate tours for the interior, pool area, grounds or other zones while still using material captured during the same project.

Yes. Individual panoramas can be used to create short conventional video sequences with controlled camera movement for social media, advertising or other marketing channels.
